Why this works

A process built for proper clarity and control

Most problems on island builds do not come from one mistake, but from a series of early decisions made without the right understanding. Land is not properly assessed, designs are applied from the wrong climate, legal requirements are unclear, and builders are chosen without proper scrutiny.

This process is designed to resolve those risks in the right order, whether you are based locally or overseas. Each stage builds on the last, so the project moves forward with clarity, control, and decisions grounded in how building actually works on the island.

Land viability

"Small changes in slope, wind, and orientation can completely change how a house performs on Samui.."

island insight

Land Viability Assessment

Before any design work begins, we walk the land with you. We assess orientation, topography, soil, access, building setbacks and legal limits, all clearly understood from the outset. You leave this stage with a clear picture of what can be built, where, and what constraints apply.

What we deliver

Site analysis report

Legal & zoning check with tessaban

Buildable area assessment

Initial constraints summary

Verbal cost band guidance

What we need from you

Land documents (chanote)

Site access for visit

Initial brief or vision

Honest budget range

Concept design

"On island builds, the way a house is lived in matters more than how it is arranged on plan.."

island insight

Shaping the design

We translate your brief and the site analysis into a complete architectural concept. Three rounds of revisions are included as standard, giving enough room to refine without endless drift. The concept emerges from how you'll live, what the land allows, and what makes a home feel inevitable in its setting.

What we deliver

Floor plans, elevations & sections

Basic 3D renders & design narrative

Up to 3 rounds of revisions

Initial cost band estimate

What we need from you

Detailed brief & priorities

Reference images and priorities

Sign-off at each revision stage

Honest budget confirmation

02

6–10 WEEKS
Construction documentation

"Clear drawings protect you. When everything is defined, there is no room for interpretation."

island insight

Construction Drawings and Documentation

The approved concept is developed into a complete construction drawing set. Every wall, opening, junction, and finish is clearly defined so the project can be priced and built without ambiguity. This is the information the builder prices from, builds from, and is held to. Weak documentation is one of the main causes of budget overruns on Thai island projects.

What we deliver

Full 2D construction drawings

Structural brief & engineer coordination

MEP layouts

Materials & finishes schedule

What we need from you

Final material selections

Sign-off on spec decisions

Any specific fittings or imports

03

8–12 WEEKS
Permits & Approvals

"Permits in Thailand are not just paperwork. They depend on relationships and timing. A builder promising fast approval is either overpromising or taking risks."

island insight

Permits and approvals

We manage every application your project requires, including building permits, structural approvals, and any environmental, coastal, or zoning requirements. This is where foreign buyers trying to handle the process themselves often lose months. We understand how the system works, who to deal with, and the order things need to happen in.

What we deliver

Building permit submission (Tessaban)

Structural engineer sign-off

Environmental clearance (where required)

All follow-ups & resubmissions

What we need from you

Simple villa permit: 6–10 weeks

Site access for survey

Coastal or hillside site: 10–16 weeks

Commercial or resort: 12–20 weeks

04

2–4 MONTHS
Tendering & builder selection

"The cheapest quote is rarely the right one. Builders who underbid often recover costs later, once you are already committed."

island insight

Builder selection and cost review

With permits approved and documentation complete, the project can be sent to a shortlist of suitable builders you wish to consider. Each quote is reviewed against the Bill of Quantities, along with their track record and insurance. We provide a clear, independent assessment so you can make an informed decision.

What we manage

Detailed Bill of Quantities (BOQ)

Tender document pack

Quote review & normalisation

Reference checks on past work

Contract drafting & review

Payment schedule negotiation

red flags we watch for

Unrealistically low quotes

No liability insurance

Demand for front-loaded payments

Missing or unclear BOQ line items

No recent completed references

05

4–6 WEEKS
Construction oversight

"Projects without proper oversight tend to run into problems. Regular supervision keeps quality, cost, and progress aligned."

island insight

Site supervision and quality control

We visit site regularly, and unannounced where needed. We review quality at each stage, approve or withhold payments based on verified progress, manage variations in writing, and keep you informed with clear reports wherever you are in the world. Our role is to protect you by identifying issues early, before they become costly.

What we do on site

Scheduled milestone inspections

Quality sign-off at every stage

Payment approvals to the builder

Variation management (written)

Sub-contractor coordination

Photographic site reports

What you receive

Monthly written site reports

Photo & video updates

Scheduled video calls

Transparent payment approvals

06

6–12 MONTHS
Handover & beyond

"Handover is not the end. The first year of use reveals how the building performs in real conditions. Ongoing support during this period matters.."

island insight

Handover and completion

Before final payment is released, we carry out a full snagging inspection. Every issue is recorded, tracked, and signed off before completion. We then assemble your final documentation pack, including as built drawings, warranties, supplier contacts, and maintenance guidance. Where appropriate, we can also introduce trusted villa management for ongoing care.

What we deliver at handover

Full snagging inspection report

As-built construction drawings in PDF format

All product warranties

Materials & finishes record

Maintenance guide

Supplier contact directory

Post-handover support

Introductions to villa management

90-day defects liaison with builder

Anniversary-year walkthrough

Design support for future changes
